Although this question was answered a while ago, I feel it important to also ditto Mr. Sumner's response regarding lease purchase. So many people are advertising lease purchase and it is not something that a realtor can do without the help of an attorney. My husband is a real estate attorney and he does not recommend doing them period. There are too many pitfalls.

There are several of us located around Rockwall who could help you.

You'll need to indicate a little more to help us point you in the right direction, like how many bedrooms, what price range, and if schools are an issue.

Seller financing is being used a lot more, and some sellers would be willing to offer for the right deal. Lease with option to buy is not very popular right now, because the state has restricted who may write language creating the option, but they're still being done.

There are right now 11 properties (9 single family homes and 2 condos) on the market with a lease option possibility in Rockwall ranging from 150K to 450K.

yes seller financing or just a straight lease is your best bet. just checked and nothing is listed in mls in rockwall as seller financing available but there are some lease homes if you are interested. We can always bring it up to the owner to see if he would be willing to sell.

well, the only reason I stated "lease option" is because we wont be able to buy for awhile - we will have some money for a down, etc, but won't be able to qualify for a loan - so should I be looking for seller financing then?

Be careful. I'm a big supporter of lease-options, but Texas has severely restricted legal lease-options. See, for instance, http://www.creonline.com/legal/wwwboard7/messages/26956.html

Be careful. Lease-options are very, very difficult to do legally in Texas. No problem in the rest of the country, but Texas has very restrictive laws. See, for instance, http://www.creonline.com/legal/wwwboard7/messages/26956.html
