I suggest you interview a few agents or brokers. Before your interview, you might want to have your questions prepared.
Examples of questions:
1.) How long before you return my phone call, text, or email?
2.) How will you search for my new home?
3.) How will your "area expertise" give me an advantage over other buyers?
4.) How do you handle multiple offers?
5.) Will you be able to refer me home inspectors, title companies, and mortgage brokers if I need referrals?
6.) Ask for references. When calling references, ask what they liked or didn't like about working with the agent.
Also you can go DRE.gov, specifically http://www2.dre.ca.gov/PublicASP/pplinfo.asp to check on the agent 's or broker's license to make sure that there are no complaints against him/her.
If you find an agent on this forum you like, I suggest you check the agent's previous responses to get a sense of how he/she responds to buyers' or sellers' questions. It's a good first or second step.
Ultimately, your agent should know how to listen to you, how to communicate best with you, how to counsel you, and most importantly, how to ask the right questions to better serve you. Good luck and happy hunting!
