I am looking at buying a new construction townhome. The listing prices were just bumped up by $5000.00 from

when I looked at the model home. Should I still offer based off of the original price I was told they were listed for or go for upgrades?

You have to look at the comps. for that area and base your offer on thet number. Sellers have different reasons when pricing a property and that doesn’t necessarily reflect value, you have to look at actual sales as does are numbers that someone was willing to pay for that property and ultimately that is the value. You might be able to do better than that in today’s market but make sure to find out what is this property actually worth. If you don’t have an buyers agent get one!

Bridget is correct and if you need an agent she is very good. As far as your choice ask for both. Everything in real estate is negotiable. So when buying a home just remember a good buyers agent will be able to find out facts to help you negotiate. For example how much inventory the builder has, and how long have they been sitting on it. How many projects have they got going on and in what stages are they. It is still a buyers market so depending on the builders position they may be willing to make a great deal just to sell a unit at a particular development since that will free up credit there and release them from an interest payment. If they just raised the prices then they will still most likely take the old price.
You know that a buyer's agent is not paid by you but by the seller? If you buy from the agent on duty they work for the seller and are not obligated to you in any way. So I recommend you get a buyers agent and then have them negotiate the best deal for you since if you do not the on duty agent will collect that commission anyway. So why not have someone on your side for free.

Nate,

I would surely offer either the original price or lower, or ask for things such as upgrades. Are you working with a buyer's agent? Even dealing with new construction you have the right to have an agent represent you in the deal. This is what we do is negotiate to get you the best deal on the property. Where are the townhomes located? I could do a little investigating into for you if you like and do not currently have an agent. If I can be of any help please let me know. As for the original question, I would say no to paying the full price.

I would offer less. The builder has to raise their prices based on materials, but you might just get them to honor their original pricing.
