Farmington is fabulous and you will love it here. Are you relocating for your job?
The first step would be to speak to a lender and determine the amount that you qualify for a mortgage. Then we will discuss your wants and needs, then tour and then...you are on your way to your new home.
I can highly recommend Sylvie Fillion at NEMoves Mortgage for the pre-approval. She is at 860-231-2600. Tell her I sent you.
Give me a call when you are ready. I am looking forward to meeting you....Amanda 860-916-2744.

Hello! I am so glad that you are interested in buying a home in Ct. I would suggest that you find a Realtor and a mortgage professional. Many home Buyers today search the internet for properties, which you can do with or without a Realtor. If you see something that interests you, you can make a showing appointment with a Realtor to view it. A good Realtor will guide you through the process since it can be daunting for new Buyers! Good luck!

As others have mentioned, there are many steps to purchasing a home. When I first meet with clients, I want to make sure that they understand the entire process--why they should speak with a mortgage professional, what the advantages of having buyer representation are, how to prioritize their wants and needs, what to expect after they have found a property they are interested in. It's not just about looking at houses; it's about making wise decisions. If you are interested in learning about the process, please feel free it contact me. I would be happy to help you.

Smurfy,
As the other Realtors have answered, you can get pre-approved. But that is not necessary to see a home. All you need is representation to see a house exclusively. There is a buyer agent or you can go unrepresented. It is important to understand agency when purchasing a home, and who is looking out for your best interests. Here is a link from CT http://www.ct.gov/dcp/lib/dcp/pdf/realestate_licensing_forms… that is the black and white concerning agency. If you need any further help with no strings attached text or call me at 860-985-5816 Seth or email at SethWinkleman@PrudentialCT.com I'm on Facebook at http://www.facebook.com/SethWinkleman and Twitter at http://www.twitter.com/Winkleman.

Good Luck!!

Get pre-approved first, it is easy & free to do. If you are pre approved you willcknow what your ceiling is, what to expect for mortgage, and etc. Next, get referral(s) from friends & family for an agent, preferably a Realtor. Do they return your call within 24 hrs and or your email? If not, I don't care who busy, on vacation, or whatever more in until one does. Allow them to help you fine tune your search. Best of luck.

Remember buying a house should be, CAN be a fun, exciting, & educational process.

Hi Smurfy,
First things first you should get preapproved for a mortgage. It is especially important to work with a local lender on this. There are several reasons for this but one of the most obvious is that property taxes are a huge factor here, and they can vary greatly from town to town. What can be $6K in one town can be $12k in the next. This is why being preapproved based on a loan amount alone can be tricky for someone outside the area..

You need a plan, and a mortgage planning specialist is where you should start.

Hi Smurfy,
First decide on an area. Try using the maximum commuting distance to work that you would be willing to travel. Then you need to find out how much of a mortgage you will qualify for. Then comes the fun part and we start to look. Check out my website http://www.findre4me.com and take a look at some of the houses currently available.
Then give me a call. I have a fabulous guide for new home buyers that I would like to send to you. Talk soon, Amanda
