On my website I have a lot of properties for sale as I specialize in helping people avoid foreclosure by negotiating short sales. I also have lots of bank owned properties for sale. I suggest that you do most of your research on the web.
then send emails to the Realtors that have the properties that you are interested in and judge from their response if they are worthy of your business. Besides Trulia there is also http://www.realtor.com and http://www.point2agent.com.
On some sites, such as mine, you can sign up and input your criteria so that the site automatically sends you an email as soon as something of your liking gets posted.
