I am interested in this condo at the west ocean towers 400w ocean blvd, apt. 2004. asking price of 660,000.

Yes the HoA is very high, around 800/month. I was wondering if a 500,000 offer would be seen as ridiculous? I know they have nice builders incentives like paying 2 years HoA fee and buyin the mortgage interest rate down to 3.875%. What do you think is the fair price for this condo?

Good Morning! I agree with Shel-lee.

I have sold quite a number of properties in the Downtown area of Long Beach from the historic Lafayette and Cooper Arms to the newer ones and as they say timing is everything. The dues are high in the newer buildings but the people who have purchased in some like The Pacific don't mind as they enjoy the amenities they offer, however, in general the public shys aware from building with high HOA dues. This could be your ticket to getting a good deal. I know these builders are looking for offers that is why they are offering the incentives they are. Give it a try, you have nothing to lose. I know the Downtown Long Beach properties and would be happy to have the opportunity to work with you. I have been in the business 30+ years and my office is close by in Belmont Shore.

In today's market, and especially with new construction, no offer is ridiculous, it is just an offer. That being said, the builder will look at the strength of the buyer, the interest in the particular property/location, etc. in determining whether to accept your offer. If they believe there is strong interest in the property from other buyers, they may hold out for a higher offer or they may counter. If yours is the only offer on the table, it might just buy you the unit. Having an advocate on your side, negotiating hard for your position, might just tip the scales in your favor.
