I dealt directly with them (eg go check out their open house) without a buyer's agent? Or is that a bad idea and why? Can I negotiate prices directly with TB?

Hello Jim and thanks for your post.

If you feel confident enough to negotiate your deal with Toll Brothers, by all means, feel free to purchase the home without a Realtor. However, I would strongly suggest that if you do so, you might consider paying an attorney to review the contract with you in order to ensure that you understand everything for which you are obligating yourself in the near future.

There is also nothing wrong in getting an agent to help you with a new home purchase either. As a Realtor with more than 20 years experience working directly with developers, I know what can or cannot be negotiated with the builder. In some cases, the Realtor with my knowledge will know the community, may even know the developer personally, and the areas within the contract that are more "negotiable" than others. That's not to say that Toll Brothers will not offer these same upgrades or incentives without an agent, but its far more likely that you'll get them with an agent than without.
