to my son who lives in Camarillo and is renting now. I only have approximately $45,000 to use as a down payment so I am looking for something in the $200,000 or less range. Are there single family detached homes available in that price range there? How difficult would financing be as it would not be an owner occupied home? I have a FICO score of 750 and about $110,000 yr income, my only debt being my own $900 month mortgage.
The first thing you are going to want to do is check with a reliable lender as to what the current requirements are for downpayments for an investment property. That will determine what price range you are able to afford. I would be happy to supply with a few different lender names to contact.
The house on Barry Street is missing GFCI electrical devices at the "new" bathroom and "brand new" kitchen. Also, an air gap is required for that dishwasher for sanitary drainage. A handrail is missing at the porch steps (safety concern). There should be a distinguishable hearth extension at the fireplace. Dual pane windows must be permitted as they must comply with current codes regarding egress.
There's my 10-minute inspection - no charge.
