I assume you are purchasing in the Altamonte Springs area. I can certainly advise and represent your real estate interests on your above referenced question but would need far more information. To start, the addresses of the properties in question, it would be beneficial for me to take you through the properties to get a better idea of the home's condition, improvements etc. Of course, short sales are more challenging and time consuming, so I would want to review with you the process in detail.

If a property has been listed as a short sale for a year, then almost certainly the lender will have filed foreclosure papers at court. Get your realtor to check the court records for you. You may be better off talking to the lender's lawyer to see how soon the expect to take possession.
