When you say "you" in your questions, I'm assuming that you're asking if I can negotiate those terms and the offer and/or whether a loan officer has those financing options available. Yes, I can negotiate those types of terms.

Make sure that a loan officer, not a real estate agent answer those questions for you. Real estate agents are not loan officers as well - they are two separate professions and require two different licenses. It's actually a conflict of interest to be a real estate agent and loan officer to the same client. That scenario is not in your best interest.

If you need an experience loan officer to speak with, I can send you a few names of excellent loan officers you can talk to. I would also check with whatever bank you have your checking/savings accounts with.

There is no federal, state or local law that mandates that the closing costs come settlement day have to be the same or even close to the closing costs as listed on the good faith estimate. That is why it's so important to find and go with a reputable and honest loan officer with a proven track record and great references.

For general answers:

1. Yes, loans are available through FHA w/ only 3% down.
2. You'd have to be pre-qualified to get the estimated costs.
3. Three percent of $270K is $8100.
4. We can negotiate contracts in many cases that pay closing costs, so you'd only have to contribute your down payment.
5. No one can promise you what the actual closing costs will be until just before closing. In the beginning, everything is estimated. Then, you select your home, write the contract, determine the settlement date, hire the contractors, etc. With every decision costs can be affected - but you have control over many of them. Any lender I'd recommend you use is VERY good - and at each step we recalculate to make sure you know what you're expected to pay. We are usually within $100-200 of the final costs.
6. Absolutely, your parents can provide the full 3% down payment if you're doing an FHA loan.
7. I've not used NACA before, but we can look at various financing options and you can take advantage of whatever you qualify for. There are many different programs, but you do need to speak to a lender before we know what might be an option for you.

Thanks for all the answer. I have some more questions from the mortgage standpoint. Can you answer these please:
1. Can you help us with (a)no money down or (b)3% money down loans? [I cannot get VA loan]
2. Can you give us some idea on how much would be the PMI for each of the scenario?
3. If we buy a house for 270,000; How much money we will need at closing for both (a) and (b).
4. Will you provide any closing cost assistance?
5. If I get pre-approved, can you assure me that my good faith estimate cost and closing cost estimate will be the same?
6. Can I use money from my parents as gift to pay some of the down payment?
7. I am also checking out NACA now. Do you provide any extra that NACA wont provide me?
