2007 is $489,250. It has 3300 sq ft. and has been on the market a year. What would be a reasonable offer in today's market?

The market in our area is a little unique. There are several houses that have been on the market over two years; sellers have received offers, but they have rejected them. The average price of a home has fallen 30% (sold price) since 2007. $120.00 a square foot is a starting point on an offer. Price, condition, location are still the keys to any home selling in this market.

Pine Knoll Shores has a unit facing the greens on the Country Club, ocean views. Golf Cart to the Country Club or walk across the street and you are on the beach.
Morehead City has a one level unit on the Reserve. It will be about 15 minutes to the beach.

I have visited a number of golf communities along the NC coast, from Albermarle Plantation (Hertford) down to Ocean Ridge Planation in Sunset Beach. I recently helped a customer from New Jersey identify and purchase a lot in Ocean Ridge, which is about 10 minutes from the beach. Most courses are "semi-private", a few are private. Suffice to say, you have much to choose from. I have written about some of the communities in NC at my web site, so please have a look. Hello Pat, It looks as if you are speaking about a house in Sunset Beach. I would start by asking a buyers agent in the Brunswick County area to look at properties that have recently sold that are comparable to the house that you are interested in. Your offer should always reflect what the property is worth to you. Price is just a part of an offer and it depends what the seller’s current situation is. It is definitely buyers market and there is no telling what you can get it for unless you make on offer.
