Hire an agent if you want full service. If you just want them to do the contract, you can ask someone if they will work "a la carte" and rather than charging X percentage of the price, charge you a flat or hourly fee for the exact services you want (you'd pay this at the time you receive the services, not at closing). OR you can hire an attorney to handle the contract.

I am going to agree with everyone below. Hire yourself a good buyer's agent and let them represent you. This can be a complicated process if you are not sure what you are doing. Most For Sale By Owners over price their homes by 10 to 15%. We as real estate agents will guide you through the entire buying process from pulling the neighborhood comps so you know what you should be offering to the inspections you should be getting done, and then getting you to the closing table. Your agent should be able to negotiate with the sellers to pay the commission especially since they are only paying one side of the commission.
There are a lot of great agents here to pick from, so what do you have to lose.

If you haven't already hired an agent, I'd like to interview for the job. Buying from a FSBO can be frustrating b/c they generally think their home is worth more than it really is. They are usually more than willing to pay a commission to one agent, so you might as well take advantage of them being willing to pay for your agent to represent you and make sure the contract is in your favor. FIRST ANSWER

I will be glad to represent you, establish a fair value for the home, negotiate the contracts, home inspection, coordinate financing and closing, and protect your best interest throughout the process. You and I can negotiate a fee for the service which I would first try to collect from the seller. You would then only pay whatever portion the seller will not agree to pay.
