I am hoping to relocate to North Vegas in the near future from Pennsylvania. I will be looking for a nice

safe community of single family homes with yards that is close to Nellis. (1/2 hour drive at the most) I understand that there are home owner community fees in all of the planned communities. What do these run a month and are any communities a better value than others in regard to the fees. What will the real estate and school taxes run on a house valued between 250 and 300K in North Vegas. I have 4 dogs. In the planned communities are there any restrictions on how many dogs you can have.
Are there nice home communities that are not planned or without fees in this area? How long of a commute would it be from North West Vegas to Nellis? Appreciate any input. Thanks

I recommend the community of Aliante as a good place to begin your search. It is new and has some desirable features such as a large Nature Park in the middle of the community, miles of walking trails and green space. The freeway system and the new beltway make it possible to get to any part of town including Nellis A.F.B. in just a few minutes. Happy House Hunting and good luck. Arthur Covert

I have 2 fantastic homes in NLV. Great family nieghborhood. Bother over 2500 sq ft. One with a pool. 4 plus bedrooms. Are you looking to purchase? This is a animal friendly area. Not gated. $329,000 Or a rental.

I have a house I paid $278,000 a few years ago about 15 min from Nellis. My taxes are about $2300 and my HOA fee is $45 a month. Hope this helps a bit.

Hi Liz,

It seems John gave you a good ball park. Let me just add a few things.

HOA fees (and rules) can vary, and you can find some of the slightly older communities that may not have them. I'd also add that some developments may also have LIDS or SIDS, simply put an added assessment for an improvement district to develop the community. There could also be a Master Plan fee. Some do, some don't, an agent can fill you in for a specific area. The same would apply if there are any animal restrictions.

The dog fancier's permit is similar to PA's Kennel Licenses. Also note that N. Las Vegas has passed a mandatory spay / neuter law, but Dog Fanciers are exempted. Information on the dog fanciers permit for City of Las Vegas, that is similar to N. Las Vegas or Clark Co. and that would cover the areas your looking at. Property taxes here are simple compared to PA. I was used to PA's separate school, county and local, so here the one tax bill was a nice surprise. They were much lower than I paid back there in W. PA, and are now also capped at 3% for a primary residence. That property tax reform that PA has been talking about for decades? It happened rather quickly here. Also no state or local income, per-capita, or emergency services taxes. There is a personal property tax on cars, though. An estimator for that at NV DMV.

You'd have the Bruce Woodbury Beltway / 215 that is in place and adding overpasses to make it an expressway, and also the arterial Craig Rd. that both run E / W toward Nellis. That would give you access to the NW side to expand your options.

FIRST ANSWER

Hello Liz.. Regarding pets, see my pet blog at http://nevadarealestatecenter.featuredblog.com/ for some cautions. Clark County permits only 3 dogs per household unless you get a "pet fanciers" permit which allows up to six. Each city and Home-Owner's Association can be even more restrictive.

Taxes are relatively inexpensive here compared to most states. We don't have a separate tax for schools (although maybe we should!), it is allocated partially out of the real estate tax. The real estate tax is calculated on the assessed value not the purchase price and what tax district the house is in, so it is hard to give you an exact number for your price range. Under $2200/yr is most likely. Could even be half that.

The HOA fees could be anywhere from $25/mo to $250/mo. Most places in N.L.V. will be under $100.
