Look for affiliation with groups such as NAHI, the National Institute of Building Inspectors, and the American Society of Home Inspectors. These are some of the most reputable inspector associations, and their Web sites have a "find an inspector" service to locate a member in your area.
When calling an inspector you may use, ask questions.. How long have you been in this profession, what background do you have, are you licensed as a contractor as well, are you going to inspect the crawlspace and attic? Are they asking you questions as well? Many good inspectors will want to make sure utilities are on, if you have any outstanding questions/concerns about the home, most will want to make sure that you, the customer are there.

The cost and scope of a home inspection can vary greatly from one inspector to another but are normally tied to the size of the home and what the inspection entails. For example, homes with a pool may cost slightly more because of an additional step in the process. Homes on well and septic would also require additional attention and therefore cost more as well. etc.
There is one thing that remains constant......and that is the importance of having a good thorough inspection that is done by a true professional. Your real estate professional may be able to provide you with some recommendations.

You say you are hoping to buy a home in the future. Does that mean this year? I have a closing on a house in Warren next week and work in that area often. It is important to get an inspection on the property you are buying. Be sure to get a certified inspector, your agent should be able to help you with that or you can find one on your own. Also you want to be there when the inspector does the inspection, if there are any issues he can discuss them with you. If you are looking at foreclosures you will probably have to purchase the property "AS IS", without an inspection. You'll probably pay between $200 and $300 depending on the square footage of the property

Different home inspection specialists charge amounts from $150 to $300. Most of these are visual inspection and some inspect safety features and city code related issues. Atleast it is good to have an inspection to ensure the structure and major expensive items are in good condition. Even if they are bad you can price the property taking care of the renovation costs.
Depending on your ability to go cash payment or mortgage the prices some times vary a bit.
