I am getting conflicting info about FHA property eligibility. Any help?

I found a house I love, but it has roof issues (no leaks, but needs decking and shingle repairs), HVAC issues (very old, but technically still works), and small amount of mold in basement. My contractor friend said water problem is caused by poor drainage from sloping site and could be easily fixed with french drains. The house is being sold "as is", for a good price. Realtors (sellers agent and mine) both think FHA will not insure, but it has not been FHA-appraised. There is no chance of repairs prior to closing. I do not want to do a 203(k) for a variety of reasons. My mortgage broker says she spoke to underwriter, and because of our great credit and such, she can do a deal where up to $10k can be put in escrow for repairs after closing. However, I have read online that FHA repair escrows can only be used up to $5k, and only for weather delays. Is this deal possible? Am I misunderstanding, or getting bad info? Any advice would be appreciated!

good morning sara.......go by what the underwriter says.....she/he is the one that will be approving and signing off on the loan conditions, and taking responsibility for your file.....also, understand that lenders do have the flexibility to make decisions on their own regarding files.....they have to be empowered to do that.....all lenders operate somewhat differenlty than others...just because one fha lender does or doesn't do something, doesn't mean that another one cannot.....all fha lenders are "direct endorsed" by fha/hud to underwrite, approve, close and fund fha loans....the information you are getting from different directions should not be considered conflicting..once a loan is closed and funded, and turned over to hud, hud will back the file and typically not critique htings too much unless there is a furture default..laslty....underwriters know that reo's are not going to be in tip top shape for their buyers..best of luck with your deal.bob mcclure- success mortgage partners- plymouth, michigan....

The mortgage business is changing daily. If your mortgage broker says underwriting says $10K can be escrowed, that very well may be the case today. I would verify this is not a 203(K) though, it sounds as it may be. If you're unsure about your mortgage broker, ask around your area for good referrals to an experienced mortgage broker. Unfortunately, I don't know any in the Knoxville area.

FIRST ANSWER

I'll have to check on that, but I know we got an FHA loan last month and had $2300 escrowed for some bathroom items. We financed through Mortgage Investors Group and they have in-house underwriting, which helps since my loan officer is able to talk to the underwriter face to face and iron out issues like this. I'll let you know what details I find out.
