in making an offer on. I have cash. (I want to live in the house. It's not for an investment.) A REO broker will show me the house. How do I make the offer? Do I do it through him? Or get a different real estate agent? Or do it through an attorney? You advice is appreciated. Thanks in advance.

Tina,

As you have been advised before, you should find a buyer's agent who will work in your interest. Take care because there are many pitfalls and you need the proper experts to advise you.

Yes, you need a different real estate agent, who will present the offer for you. Attorneys typically do not present offers and negotiate the deal, they only get involved after the price and terms have been agreed. Whoever you decide to use to present the offer, make sure they add a contingency to the offer that their own fees will be paid by the bank at closing, otherwise you will be responsible for paying them on top of the agreed purchase price. Call me for areferral for a good agent in your area, 631-252-5653. Joanna Lane
