Johnny, I have a lender that can give you a mortgage if you can put 50% down. Rates are in the 8-9% if you want to calculate the payment. No verification of income is required.

Get in touch with a local lender and/or broker in the US and review your options. There will be specific things you need to do to purchase a home however not certain about needing to have a certain visa. You might want to double check that information.

Next you should find a great buyers agent. Someone who will represent only your interests in the deal and process, especially since you will have to extra trust to this representative since you might be out of the country for part of the process. You want someone who promises and is incentivised to give you100%transparency (no worry of them steering you towards certain listings because they will get paid more).

International moves can be a little tricky from the financing standpoint. If you are not a US citizen, you will need to have a certain type of visa and you will need an international credit report or letter of credit from banks/ credit cards. It would behoove you to get in touch with a loan officer to see exactly what you will need so you avoid any surprises. If you are a US citizen and have US credit you can ignore the prior criteria.

Finding a good Buyer's Agent will be key to your move. Especially if you are unfamiliar with the area that you will end up. They can even help you co-ordinate the financing piece if you contact an Agent early in the process.A good agent will help you familiarize the areas that you might be interested in based on your criteria, such as commuting distance, price of the home, school systems, urban vs country and so on.....

Find a good Realtor in the area you are moving to. You can do a search on the internet. Interview them over the phone to see if you can work well with them. Once you've made that decision they can get you in touch with the right people to get you pre-approved for your home. Good Luck!!
