Hi Barry, sent you some information yesterday, and the situation is this--Islander is older, more in need of repair. Azure is beautiful, but pricey. Waterscape--I think the best deal going right now--I was there last weekend, and the units are beautiful with great amenities. Waterscape is definitely a "family get a way, with the lazy river, and more like a "condotel. Azure is more residential with two beautiful pools overlooking the gulf.

Here is my personal opinion - short and sweet

The Azure is an great project - newer - nice pool and units. Currently 30 active listings with 5 in short sale or foreclosure status

Waterscape is another great project - newer - nice pool and units. Currently 74 active listings with 1 in short sale or foreclosure status (Developer is in control of the project - maybe hard to get financing without using the developers lendor)

Gulf Dunes - nice project, units and pool. 10 active listings with 1 in short sale or foreclosure status

Islander - nice. older project. 9 active listings

Island Echo - nice older project. 9 active listings

I would suggest researching the HOA (for delinquencies, pending assesstments, reserves and so on) Insurance (building coverage, liability, umbrella and so on)
