job offer in Tom's River but don't want to live there. I like Manalapan and such but am really being guided by schools. My niece and nephew went to Manalapan schools and my family loved it. I would like to buy a nice townhome with some outside space but have a limited budget due to financial issues. Any suggestions?

I have lived in Manalapan for the passed 15 years and love it here, my kids have graduated from the school system and it is a great school system as you know.

Not only are schools of crucial importance for providing a good education for our children, they also reflect positively on home values. As a team we have over thirty years of experience in Monmouth and Middlesex counties. I understand your interest in Manalapan, which is a beautiful town, but I would suggest expanding your search to towns such as East Brunswick. I suggest this for three reasons- East Brunswick has a blue ribbon school system, and you can purchase more of a home for less, and Middlesex county offers a down payment assistance program. We can discuss the aspects of that assistance program over the phone. Hi Jenny,
Manalapan is a nice town with a good school system but tends to be pricey. If you go a little farther south to Freehold or Howell you may find a good deal and they also have good school systems.

FIRST ANSWER

Best advice would be to team up with an agent from that area and a loan officer. There are many loan programs out there - some counties even offer special grant programs. A lender from this area will be best to assit you with what price range you can get a mortgage for as well as remain in a comfortable budget.

Once you know how much you can comfortably afford, team up with an agent from Manalapan or surrounding areas. They'll be able to guide you through what townhome developments would best suit your needs. Any other questions, feel free to contact me direct if you want!
