I am considering locating to Omaha. I don't know where to start in determining if buying downtown, which neighborhoods to look at, etc?

It depends on what type of life style you are looking for. Living in a condo downtown is a great place for young and older singles, married couples or older looking for a change from tradition living....owning a home.

If you have children and need a yard and place for them to play, ride bikes, this wouldn't work for you.

Many of the homes close to downtown are vintage. I explain Omaha to many as rings on a tree, the newer homes and villa's are out away from downtown.

Once you determine what meets your needs its fairly easy to find.

If you will be in Omaha for a day or weekend, have an agent show you around. Look at houses all over the area to determine which area will be best for you.

I would suggest starting with financing. If you are moving to Omaha from a different part of the country, the pre-approval process could surprise you with how much home you can buy. Compared to other areas of the country, you get a lot of home for the dollar. On the other hand, our property taxes are higher than most areas in the country which can affect how much you can get approved for.

All answers are good. But would add one thing.

If you have any contacts in Omaha... let them know your price range and general home feature preferences. Pick their brains and don't be shy about it. If they are high on certain neighborhoods that fit your criteria... start with those neighborhoods.

If you decide to take the leap and move here... make sure you call a REALTOR®. We're a pretty savvy bunch and can help you answer most of your questions. And in the event they don't have an answer... they know the credible sources to find it.

Billie gave a good answer. You should take a ride around the city on different days and different times of day. This will give you a good feel for the neighborhood. I live in Fremont, a bedroom community northwest of Omaha. If small town living is for you, give me a call. I would love to help you!
