I am considering buying a single family house in LA, CA. Which areas are recommended in terms of potential

appreciation of value or resale? Greater LA is also of interest to me.

Hi Fady,

San Marino is a great little city to look in for appreciation. It has the top schools in Southern California, with the middle School achieving the number one ranking for all of Southern California. This is an exclusive community with no apartments or townhouses, only single family residences. I am a specialist in residential property in San Marino and will be happy to assist you in your search. San Marino is home to many celebrities and/or wealthy residents who like to remain under the radar, so to speak, of the public. It is an exclusive bedroom community within 10 miles of downtown Los Angeles. Prices range from just under one million to multi-millions.

Hello Fady. In terms of areas with potential appreciating value the more exclusive areas are holding their own. As the nonrealtor below responded, all but the most exclusive areas have had downward price adjustments although those areas with the best schools have lost less in terms of percentage of value. Some of those areas include parts of Beverly Hills, La Canada, Santa Monica, Hancock Park, Arcadia, etc. If you are buying in the 1.2 million plus range, you should be able to find an area that is doing well. If you are looking to resale your home within a few years, you may not realize much in the way of appreciation. I hope this answers your question.

Maybe you missed the news, but LA, CA housing is not appreciating, it is actually losing value in most areas--maybe all areas.

Dear Fady,

Taking into consideration personal requirements that you may have, such as, kids' schools, proximity to place of business, near places of worship and family is an important factor. Once that is established, then you target the homes that are in the best locations.

Location is the #1 feature that should be considered, after all items above have been addressed. For instance, if you would like to stay in the East valley area, then Studio City would be a choice location.

Valley Village, just North of Studio City is a desirable family area with a very strong Valley Village Homeowners' Association presence. You will get 'more house' for your money in Valley Village, but, if you have children that are or will be entering the Carpenter School District, then Studio City is your choice. Just to note, that not all of Studio City is within the Carpenter School District so careful investigation prior to purchase is vital.

Another great city is Burbank, always at the forefront because of its close proximity to Disney and other studios, along with the wonderful Bob Hope Airport.

As you can see, once you have established the criteria mentioned at the top, I would consider Studio City, Valley Village and Burbank as choice cities to live in. I hope this has helped you somewhat and I invite you to my webesite to check for homes on the MLS.

It will depend on your budget among other things. I see that you are in Burbank - are you open to Burbank? There are some great deals there, Studio City also is a great area.

If you are looking to just flip a house this is not a good time to do that. How soon are you thinking about resale?

Hi Fady,

A lot of your decision should be based on where you will live and how close it will be to your work. We truly think Laurel Canyon is a real bargain given its proximity to almost everything and its central location in LA. The Wonderland school is also a big bonus in the Hollywood Hills... one of the best in the city- which helps with appreciation and resale value.
