I am considering buying a lot in Cherokee Village. I have been advised to get a perk test to see if the lot will be allowed to be built on. It has

something to do with how many bathrooms it can sustain. But the lot had a perk test done on it less than 10 years ago, maybe 6 or 8. I don't want the added cost of buying it.

Tom,

Actually, the perc test (for percolation) is to determine how fast the ground will absorb water and how quickly it disperses it. This is vital to finding out if a septic system will work on the lot for the purpose of building your home. If the test results show the soil is ok to allow a septic system and therefore a home, based on the results, it will determine how many bedrooms the home can have, not the number of bathrooms. If, for example, it "percs" for a 3 bedroom home, it doesn't matter if you have 2 bathrooms or 5, it only says the maximum number of bedrooms in the home can be 3.

If the lot is a lakefront lot, there are some other factors to consider, however I don't know if you're talking about a lakefront lot or not.

Hope this helps. If I can be of any further assistance, please contact me anytime. Thank you.
