I am considering buying a foreclosure home in Pacifica that is less than 3 years old. The problem we came across today is that there is no final

sign-off on the building permit in county records. Not only that, I can only find a very few permits sign offs along the way. So, few intermediate sign offs and no final. This was a heavily scrutinized project because the builder had to have a subdivision approved. I am at a loss as to how to proceed. What kinds of permits should I be looking for and what are the options if they can't be found? Thanks

Potential Buyer,

To answer your direct question, the only other place (in addition to the city) that would have copies of the permit would be the builder. You may want to try asking the builder if they could provide copies of the permits. A copy is typically required at each job site for the inspector to sign off on during their visits and inspections.

I don't know how much luck you will have at seeing the builder's copy. In his/her current situation, they might may not be very cooperative.

Hope that helps,

Thanks. We have gone in person and I have copied the entire file. The permits are not there. The city of Pacifica has offered to send an inspector to do the final inspection, but this proposal does not address the question I have regarding the status of the intermediate inspections. For example, there is no evidence at all that the foundation was ever inspected. Logic dictates that it likely was, but I can't just assume facts that are clearly not in evidence. Any ideas about where else I can go for copies of permits will be much appreciated. Before I say "forget this," I want to make sure i have explored every available option. Thanks.

If I were you, I would go to the building or planning dept and start asking questions. From there you should have a pretty good idea of what to do.
