Olga Richards, Home Seller in 11224

I am considering 2 apartments. One is at 602 Ave T, 11223 (fully remodeled 1 BR), another one is at 2951 Ocean Ave, 11235 (ok condition Jr4).

Maintenance is almost the same the price is the same as well. Any suggestions? Which one will sell better once I’m ready to move? And does anybody know anything about the buildings itself?

Hello Olga.
I would suggest J4 over 1 Bdr.
In my opinion Sheepshead is more desirable.
Another good indicator would be price per sq foot /number of rooms.

Good Day Olga,

I suggest that you compare the locations, transportation and convenience you are looking for to decide what you want and most important the asking price. These are things no one else can decide but you. What investment will you have to make to make the unit your own?

The selling of the property can vary. As you know, the market fluctuates and what you may buy now can either give you a profit or loss within 5-10 years from now. Or you may just break even.

Unfortunately, I do not know anything about the buildings. I do recommend that you speak with the residents to inquire about their experience as a tenant of the building(s) and the superintendant if they live on the premises.

Dear Olga:

There is more demand on and prices per square foot are slightly higher for the Avenue T location as opposed to the Ocean Avenue location in my opinion. Having said that they are both actually good locations as a whole. Good luck!

You have to decide what is best for you, at least you have two good options to choose from!
