$335k (since mid-August 2008). 2600 sq. ft., 4 BR, 2.5 baths, colonial (built in 1978) LR, formal DR, FR, huge informal dining room, 3 season room, extensive whole house remodel in 2001. Move in condition. Is 335k reasonable for this market, or is it over priced? Thanks!

Hi JJP,
At first blush, it would seem that $335K is on the high side for the Country Club Area east of Rt. 43. Aurora is a wonderful community to live in. Reasonable taxes, great schools, convenience for shopping, freeways, etc.
One site that I would like to recommend is http://www.ClevelandRealEstateBargains.com . Here, you can type in the address and the 44202 zip. You will then see what the homes in the immediaite area have sold for recently.
In your description of yourself, you describe yourself as a Buyer & Seller. If you have not listed your home yet, I have an exclusive program called my "Round-trip Loyalty Bonus" which can save you thousands of dollars.
If I can be of assistance, please give me a call at 440-487-2193 or e-mail me at jwirsing@kw.com
It seems a bit on the high side but hard to say without seeing it. Has your agent done a Right Price Analysis on it compared to other homes in both Aurora in that price range as well as the Country Club section?
JJP,
Country club properties often times command a higher price than the average development home, as it is part of a "lifestyle community". Regardless though, I'd suggest negotiating the best possible price and terms for YOU! Depending on the Seller's motivation to sell, it may shake out to be a very favorable situation for you!!
Good luck and please let me know if you have any specific questions!
