Kim,

The first question I would ask is what is the rate presently quoted to you. Rates can change hour by hour depending on whats happening with the stock/bond market. Rates have been between 4 7/8% - 5 1/4% for a 30 year loan zero point loans. Most lenders usually will lock you in 10 days before settlement, but you may want to check with your lender. If you feel comfortable with the rate quoted, then you may want to lock now. Otherwise you could call the lender to see if the rate gets lower than the quoted rate you have now.

Are you using a zero point loan? What mortgage fees are you paying with the loan?

I hope some of this was helpful. I am a local realtor in Exton. If I can be of service to you, don't hesitate to email/call or text me at billgero@remax.net or 484-459-8007.

Good Luck with your new home.
