I also am an investor purchasing properties in and around Detroit. I have 3 houses that I am in the process of rehabbing. These house will be in great shape when they are finished in a month or two. I also have a management firm that I work with. They will place the tenant in the property and manage the property for 10% of the rental amount.
One of my properties that I recently rehabbed and placed a tenant in is bringing in 15% return on my investment. I have a beautiful house that I will start rehab on next week. That house is a 3-bedroom, 2-bathroom brick ranch with a 2-car attached garage on 1/2 acre of property in a very nice area.
