I am a teacher in Dekalb county and first time home buyer. I am looking for a home on the northside of town but can only afford around 140k.

I have been hearing about the Next Door Neighbor program but I want to know what other programs I qualify for? What agents are willing to work with a teacher

The first step would be to speak with a knowledgeable loan officer who can see exactly what your financial situation is and make a recommendation on loan programs that can suit you best. The Next Door Neighbor program is a good program by HUD but inventory is low nowadays in Atlanta. You may qualify for a loan with better terms than those offered by the NDN program or the GA dream program.

Its very simple. Go to teacherhomebuyer.com. they are knowledgeable about every grant available to teachers. Good neighbor next door program is ok but the selection is limited.

When you want to buy a home the best place to start is to hire an EXCLUSIVE Buyer Agent, not just a Buyer's Agent. EBAs only work with homebuyers and there is never a conflict of interest that will jeopardize your negotiating position. I can refer you to an EBA in your area, if you like.

I constantly search the Neighbor Next Door program because I have other interested teachers I work with. The inventory is low in Metro Atlanta area. HUD typically has VERY few homes ever availble under the Good Neighbor Next Door program. You may end up having to go a different route depending on when and where you are looking to purchase. HUD also requires that you purchase within the same area served by your employer.

In GA, the Georgia Dream Program provides down payment assistance throughout the state. There are annual household income limitations along with maximum sales prices that will both vary by county.

The typical assistance amount provided is $5,000. The PEN program allows for $7,500 in assistance. PEN is available to anyone working in Public Safety, Education (accredited only), or Healthcare. The CHOICE Loan provides borrowers with disabilities, or those who have a disabled dependent as a household member with $7,500 in assistance.

The down payment assistance amount is ALWAYS repayable whenever the home is no longer your primary residence or when the home is sold.

Getting Pre-Qualified prior to beginning the home search is critical. To do this, you would need to submit a Pre-Qualification request along with your financial documentation.

Working with a knowledgeable and seasoned loan officer is critical in today's market. Getting Pre-Qualified is the only way for you to find out your options. To get Pre-Qualified for your purchase, you can submit your request online at http://www.rodneymason.com to get started.

Honestly the Neighbor Next Door is the perfect program for you, half off a home is unheard of just for your service! There is also DeKalb County down payment assistance that gives you $7500 and lastly the Georgia Dream which is unforgivable, you would be well than taken care of. I was on a HUD team and live and worked in DeKalb for several years so I can swiftly get you in a home and ready for a housewarming by summer. Call me for concierge service.

The Federal Down Payment Assistance Community Partners Program

and the State of Georgia Down Payment Assistance PEN Program

both offer interest and monthly payment-free loans to help first-time home buyers come up with the down payment and closing costs. At $7,500, the loans offered are higher for protectors, educators and those in healthcare and to those in other disciplines. Please also know that credit and income restrictions apply.

Not all lenders participate in these programs (including many who will reply here), so I'd welcome the opportunity to speak with you about your specific needs and get the right list of participating lenders to you.

Ok thank you for explaining other options as well because I really dont know where to start. I have already went to a loan officer to get our credit score and now I am just trying to see where to start from there. I will give you a call tomorrow
