Becky, first of all CONGRATULATIONS! You've picked an awesome time to buy! Not only are there LOTS of homes out there -- in ALL price ranges -- but, in addition, interest rates are low and typically sellers are motivated to negotiate favorable terms and incentives in order to sell their home.

Seller assist (that is, money provided to the buyer from the seller to help with closing costs, etc.) is quite common. This can be a significant help in getting you into a home you really want! (Can you feel my excitement??)

I would HIGHLY encourage you to interview 2-4 Realtors before choosing one to represent you as your buyer's agent. And don't be afraid to really "grill" them -- ask them the hard questions like: what makes you different than other Realtors? why should I choose you? And, of course, ask them about their experience, education, background, testimonials, etc.

As you interview them, you'll undoubtedly get a "feel" for them.....determine whether there's a "fit" between you. This is VERY important and not to be discounted. You will be working closely with this person and for weeks or, perhaps, months. You need to choose someone you genuinely like. And someone you trust. Indeed, you will look to your Realtor for her/his best advice in order to protect YOUR interests.

Greg was right about the program available in Montgomery County. They have specific requirements that you can review on their website. But don't forget about the $8000.00 tax credit that is now being offered to first time homebuyers as well.
I am from the Souderton area and in today's buyer's market homes are more affordable than ever and the interest rates can't be beat!

Becky, there are several downpayment assistance programs remaining. Some are county wide..others are for specific neighborhoods.
