make next to nothing now. We finish our training this summer, however, and will have a combined income next year of $500,000, and it will go up by at least $100,000/yr (plus bonuses) for the next 5 years. We would like to buy a 3BR apt in Manhattan soon since prices are good now (priced in the 2-3mill range, plus monthly taxes/maintenance of around 200-3500/month). How much can we realistically afford? Are there physician loans that would allow us to pay less during the first couple of years as our salary increases? Is it reasonable to take into consideration future income increases while shopping for apts now?

The only way to figure this out will be to speak with a mortgage banker or broker. I encourage all of my clients to get in touch with one so they'll have a very good idea how much purchasing power they have. I have a couple of very good contacts that I can send you're way.

You and your husband are correct that buying a home in Manhattan now is an excellent idea as there is no guarantee you'll get a better value any time in the near future. Low interest rates, high amounts of inventory, and amazing new developments are all on your side. I'm sure you'll be able to find some sort of financing to help out. If you're looking to purchase I would also like to put you in contact with an excellent real estate attorney. Buying property in Manhattan is a complex process but it can be made much easier with the help of professionals.

I believe your best bet would be to contact a loan officer. They can give you answers to any questions you may have regarding loan programs and the qualification process.
