I am a first time home buyer and need expert advice as to which community is better out of the below two in
terms of location and future returns:
1. Grayhawk community in frisco 2. Dominions at panther creek in frisco Which of the above two would be good overall - living, future returns, location...? Appreciate your help.

Both communities are very good however I suggest when you are dealing with communities that still have a builder selling homes within that you do seek the help of a Licensed Realtor to assist you. The two reasons that a Realtor is a smart choice is to help protect your interests when dealing with the builder on their pricing etc. They sell their homes for whatever amount they wish however their may be other homes that are still relatively new for a lot less money and the builder isn't going to tell you about those. A Realtor can show you all the inventory and still sit down with you to speak with the builder if you wish to buy one of their models. Grayhawk would probably be my choice regarding the two subdvisions but again both are very nice and it just depends on which side of Frisco you want to be. Frisco is a great area so honestly its just a matter of which subdivision has the best home to suit you and your families needs.

You should look at Cobb Hill Estates. Much better location as it has direct access to the Tollway There's some great values there right now - one even stands out at $325K I think.

FYI - don't purchase direct from a builder we handle calls and email all the time from buyers when the builder did not follow the contract or other issues. We can't get involved at that time
Both of these communities are GREAT I have seen many homes just depends on which side of Frisco you want to live in and what the amenities have to offer. FORECLOSURES I have seen some GREAT foreclosures in this area new construction barely lived in 15% or more below market value. Hi Sunil,
Grayhawk is more of a first time homebuyer community with homes sizes from small to very large ones but the price difference is in the finish out detail. You pretty much have to upgrade everything in the house, such as the countertops, flooring, no crown molding, basic landscaping, and things like that. The reason there were many more foreclosures in this community is because the prices were cheaper so some investors purchased homes with the intent of renting them but they couldn't. The Dominion is more expensive, you have some semi custom builders such as Darling Homes and Grand Homes that have built some beautiful homes but you also pay more for everything. They have standard things such as the granite countertops, travertine tile etc.. also, the lots a little larger. In terms of the location, they are very equal in my opinion.
