Good morning Stephanie,

First steps:

Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for.

Line up a Home Inspector. A good home inspector will scare the heck out of you: that's what you pay him for! But you'll concentrate on the fundamentals of the property: roof free of leaks, plumbing, heating and electrical up to code and in good working order. Again, when you make an offer and you have your Home Inspector ready to go, your offer will be considered with much more interest by a Seller because you truly have your "ducks in a row" and your preparation demonstrates your serious attitude about conducting the purchase transaction in a timely manner.

Find an experienced Local Realtor who works in your desired shopping area. A serious pro Realtor will refuse to show you homes until you are Prequalified for mortgage financing. Don't take offense! That Realtor doesn't want you to be disappointed and wants you to have a smooth experience as you shop for your new home.

Hi Stephanie Your first step is to gather all of the objective information you can find because the second step is to choose your loan officer and lender. The most critical step.
At Your-Road-Home you will find information packed articles each numbered so you can read them in the order that will serve you best. Read, Consultation Interviewing Loan Officers. You will also find a number of articles on available loan types and be sure to read #9 about the MCC Tax Credit for First Time Home Buyers. The best tax credit ever! You will also find a link to TX State's Assistance for frist time home buyers.
After you have gathered all of the objective information you can find you will find loan officers and agents from your area on Turlia offering their services. Trulia is also a good source of information.

Sounds like you are getting some great advice already. I have three USDA loans going right now and they are great loans. They take a little longer to close (about 45 days, maybe a few more), so keep that in mind when deciding when you need to move.

Stephanie, looks like you have received plenty of suggestions. I would recommend looking at the down-payment assistance program with the State of Texas' "first-time homebuyer program" .

Go to http://www.tdhca.state.tx.us/homeownership or call Dina Gonzalez at 512-475-3993. The state has a program to assist first time homebuyers with downpayment assistance.

Hello Stephanie,

The first thing i would suggest is getting pre approved for a mortgage loan. Make sure the terms and conditions of the loan are ones you can live with , (with ease)

I also recommend you work with a direct lender. At ,here in my nick of the woods many sellers will stipulate that they will ONLY entertain offers from buyers pre approved by direct lenders.

Once you have your financing in order, get yourself a buyer's agent. Not all realtor enjoy working with buyers. As a first time buyer you will need someone who has the time and understanding you will need. They will need to be your advocate, so you certanily will want an agent who works with FIRST TIME buyers.

We are seeing a rebirth in the REal Estate market fueled in many ways by very low interest rates. There are also programs for qualified first time buyers that require low down payments, as well as downpayment assistance.

You need 2 top notch professionals, a Realtor and a Lender. Just because someone is licensed, doesn't mean they are great at their job. As a first time home buyer you need someone who will be there for you to answer your questions as many times as it takes to understand, and there is lot’s to learn.
Great lenders typically know great Realtors and vice/versa. If you ask around for some referrals from friends and family that’s one way to start, but don’t stop there. Research them online. Check here on Trulia and Google their names (or Bing It if you prefer) to learn all you can about them.
Having a great team on your side can make all the difference. Best of luck.

I am very familiar with the west side of town. The first thing to do is to get "Pre-qualified" with a lender. This way you know what your credit score and debt to ratio income is in order to determine what price range of a home you should be seeking.

Another good reason to do this now is to see if there are any ways to increase your credit score which can improve your buying power.

Once that is done we can make a plan to find just the right home to fit your needs. I would gladly sit down and consult with you to make that happen.

While I don't work in your area as a real estate broker, I invest throughout Texas and I have a home in 78249 that is about 2 weeks away from a top to bottom rehab (lighting, plumbing, granite, flooring, appliances, fencing, etc.). It's a 3/2/2 with massive bedrooms, 2 living areas and 2 dining areas, and no neighbors to the rear of home...just open space.
