Hi,
Did your agent write in the offer that your offer is contingent on the succesful sale of your property? If so, then you should have a right to delay a bit until your property is sold. Make sure that your agent find out how long the delay will be and explains this to the listing agent on the home you are buying. You may want your agent to draw up an extension of escrow adendum giving you more time to close. Communication is key in a succesful transaction so make sure that your agent have good contact and repore with the listing agent on the home you are buying.

Make sure that they know this is just a delay and you are anxious to close as well but it is beyond your control. You may also want your agent to send the buyer for your home a notice to perform if the issue gets out of hand to put a little fire under the buyer's lender to perform.

Today it seems that there is some kind of delay with a good majority of transactions so this is nothing unusual. In the end everything will mostl likely work out.

In today's lending environment, it is not uncommon for things like the appraisal to create a delay and most agents are aware of this fact. Have your agent speak with the agent representing the buyer of your property to get all the details. Often times, open communication between parties will take care of the frustration. Letting the seller of the home you are purchasing know exactly what is causing the delay and how it is being handled may go a long way in keeping everyone assured that although there is a delay, things are moving forward.

FIRST ANSWER

It is very important that you use a real estate agent. Part of their job is to make sure that lender is on top of things. Sometimes problems wil arise, but normally it shouldn't be a big delay. Yes it is very frustrating however sometimes the only thing we can do is wait . Even if you are delay a couple days it is better than not closing at all.
