I am a Software Engineer looking for investment property in Orlando Area. There are many properties listed in

San Jose, CA

Trulia and even Ebay. Which area is best in terms of investment property. Which can have good rental occupancy in Orlando area with good property management company takiing care of that property since i will be moving around the country based on assignment. Please advice.

Hello Venkat,

I hope you are having a relaxing Sunday.
Erica is correct. In the Orlando area, would you like the property zoned for short term rentals?
If the community does have this zoning, then you can rent it short term or long term.
If the community is zoned residential, then you can only rent it long term.

Another question would be, are you looking for a single family home, townhome or condo?
Below is a photoshow of some of the communities that offer short term rentals, except for Providence. The only community inside Providence that is allowed to have short term rentals is Victoria Woods.

You best bet would be to work with a local Realtor to get updated and current information on homes for sale.
Even the information on Trulia is sometimes outdated.

As you are aware, there are numerous excellent investment opportunities available in Central Florida. We recommend doing a matching analysis to determine what is the best fit for your particular goals and objectives. For example, what price range would you prefer to stay within? If you are not paying cash, ensuring the type of mortgage is available you are comfortable with? How long do you plan on holding the property? Through our experience and knowledge, we know which areas have a better rental history, of course the rental yield for a particular area, price history of an area from a sales perspective and it's projected appreciation etc. There are numerous factors that go into our recommendations. Venkat,

Are you wanting to rent out a property for long term rental use or short term? There is a big difference and would also be a factor in which communities you purchase in. Be careful on Ebay, alot of the properties are being misrepresented on Ebay. I recently had a person call me and I had to refer her to an attorney because she purchased a condo on Ebay from a seller here in Orlando, gave him a huge deposit and never received the condo at closing. The condo she was trying to purchase was also listed $20,000 more than what any of the condos in that neighborhood were even selling for.

A good area for long term rental is Metrowest and a good area for short term is Davenport and parts of Kissimmee. The problem with investment condos is that the HOA's are so delinquent because of all the foreclosures that none of the properties qualify for financing. So you have to pay cash.

Hi Venkat,

You have literally thousands of good choices in the Orlando area. Please check out my recommendations on my website and also review my pages on investing in real estate. I've written a whole section based on my experiences.

Long term, it's hard to see how you could go wrong with anything around Lake Nona. The new "Medical City" is rising out of the ground and now has it's first occupants. The first class at UCF's new medical school starts next month.

I understand your situation intimately, because I basically do the same thing.

There are quite a few opportunies availabe there in Orlando and Tampa (aka the I-4 Corridore) area. I used to live in Orlando back in 2001, and I still have some friends down there who keep me up on what's going on down there.
