I am a Realtor in BC and am coming to phoenix with 2 of my collegues. i was wondering where is the best place

in phoenix to find rental properties?

I have 3 homes listed in Sun Air Estates (Peoria). Arizona's best kept secret when it comes to 55+ communities. 2 are duplexes with 1 car garage. The other is a single family home built in 2001 with 2 car garage. Sun Air is less than 5 minutes from the 101 Freeway. 25 miles to Airport. Close to the Cardinals & Coyotes stadiums, Westgate Center, Peoria Sports Complex, Arrowhead Mall, restaurants, hospitals and medical facilities. Our HOA fee is $170 annually and there are no buy in fees like other adult communities in the area. The HOA has no restrictions on rental properties. 1 occupant to be 55+ and no children under 18. The community has a Rec Center & Pool. Given our location, any of these homes would make good investment properties whether it be year round rental or seasonal rentals. First, what sort of properties are you looking for? Single family, condo, townhouse etc. Are you looking in family communities or 55+? Perhaps you could be a little more specific in your search criteria. Needless to say there are so many different areas to look in in Phoenix and unless one knows what your search criteria is it would be hard to offer you any sounf advice at this time.

Before or after you check out the Phoenix area, you might do yourselves a favor and come south to Tucson for a look. Our market hasn't been affected in the same way Phx has and you will find some incredible values in places like Dove Mountain, Oro Valley and/or the Foothills. Jerry: You haven't defined what you mean by best area. But if by best you mean incredible beauty, peaceful, with a history of good appreciation and choices in resort style living I would suggest you look at Fountain Hills. There are 5 public golf courses. We are located on Scottsdale's eastern border. We are 25 minutes from the airport & have easy access to the 101.

I think the North valley is a great area near the 101, however there are several areas close to 101 that could be profitable. Many vistors to the valley or full time rentors like the easy access to the 101 that will take them through out the valley.

Jerry, without more information, that's not easily answered. Do you want a property that cashflows? That should appreciate better than market average? Above or below $300K? A condo or a single family home? HOA or no? Pool or no? Short term or long term rental property?

Best is obviously subjective...like, what's the best city to live in in BC. Best by what standard?

At any rate, as Jonathon notes, talking to a property manager wouldn't be a bad idea. And oh yea, I happen to be a property manager.

Jerry,

I recommend you and your colleagues to consider the Fountain Hills area. Fountain Hills is a GREAT place just east of Scottsdale that offers an awesome Resort Style setting; which will offer you more flexibility with multiple types of Rental Marketing.(i.e. Weekly, Monthly, Seasonal, Long Term, etc.)

Hey, Jerry ... your best bet is talk to a couple of local property managers as they can give you a decent idea of what you can get for rent in a number of different areas.

It might be surprising to learn of the rental possibilities in some of the areas where REOs are prevalent. That was the case last week when working when one of your countrymen.

Hi Jerry,
There are plenty of opportunities to find homes at decent prices in the valley. Chandler, Gilbert & Tempe are 3 areas that many renters find desirable due to their proximity to the major access highways (I-10, Hwys 101 & 202). Maricopa and Queen Creek have the lowest prices in the South and Eastern part of the valley, but they are areas that suffer from a lack of infrastructure which makes renting possibilities pretty slim.

Stay close to the major freeways and you'll be fine!

FIRST ANSWER

The city is ripe for the taking right now.... I would steer away from places like Laveen, Surprise, Queen Creek and some of the other cities on the outskirts of town. They are already overloaded with investors who are stuck trying to either rent their properties or in lots of cases, turning them back to the lenders. The zip codes with the highest foreclosure ratios would not be the prime place... sure you can get a great deal on the house but it's going to be tougher to rent them.
