Of the dozens of properties i have sold to Canadians, about 1/2 were within 30 minutes of Disney. Hunters Creek is very popular, and so is Windermere. Some other favorites are MeadowWoods, Southchase, Avalon, and Waterford and UCF areas. The Lake Nona / Medical City area is quickly becoming a favorite due the the 10,000+ jobs it is going to produce. But prices in Lake Nona make it difficult to get as good a rental return. Most buying in that area are buying more for appreciation.

Southwest Florida is flooded with foreclosure (REO) and short sale homes that are ripe for the picking for investors. Investors are seeing this as an opportune time to purchase homes below market value. It is definitely a buyer's market. Many homeowners have lost their homes, but still need a place to live. They are being forced to rent.
Investors can pick up a home, condo, mobile home, or townhouse at a low price. Some of these properties need little fixing up other than cosmetic work. They can immediately turn around and rent them. Impressed with your logic and strategic Orlando location for investing. I am curious how you came to that conclusion? What is your criteria ? What is your budget ? Are you working for a corporation doing your due diligence on their behalf?
Orlando is indeed a the hub centre for a savvy investor.
There is plenty of action and opportunity for aggressive and not the faint at heart.
If you are familiar with the fast food industry a great parallel would be the term everything is Super Sized.
With the fast moving tourist crowd hotels need to offer large number of rooms at competitive prices. In other words running a small operation here would be useless. They could not compete. In recent years Canadians had discovered the value of run down large hotels and converting them to rental properties. Rentals in general are doing reasonably well even in this tough economy.
If you are a small investor this place is not for you. Seek to invest into college towns where you have more of a stable market. There is good opportunities to buy small commercial properties that appeal to the service industry and is more practical for a single user. Also small apartments are getting decent returns. It is conceivable to understand that the cost of units decrease with the greater volume of units. It explains why Orlando offers great prices everything is in volume. Size does make the difference but large is not always better. Defining the purpose for your investment opens the conversation from which I could speculate to offer more conclusive advice. I do specialize in Buyer's Agency. Familiar in assemblage, franchise locator, conversions, finding small or large income properties that show a practical and conservative positive return.
My recommendation would be Downtown Orlando, rentals are great but keep an eye on the HOA fee's. Rule of thumb the taller the building the higher the HOA's. (Try a Mid-rise) My next suggestions would be near Valencia Community College in zip code 32835. The HOA fee's are very reasonable and with the amount of distressed inventory the prices are very competitive.
Recap: keep an eye on HOA fee's monthly and quarterly, look for a secured community and make sure there is plenty of shopping near by.

However, generally speaking the housing maket in the greater Orlando area is a super buy and definetly the time for investment holdings. The Metro-West community caters to the young professional and the lifestyle of a diverse populus. The housing can be bought at greatly discounted price and held for future return. The shool system in that area is outstanding which draws young families and professionals, among them the single parents which are great renters from time to time.
East Orlando, near the UCF area is also a great investment for holding. I would look to the UCF are for annual rentals to college students and recent grads. I would recommend the Disney area, cast members are always looking for rentals, Summerport is great for that! It has a lot of bank owned condos that are 3-4 bedrooms. It is also in desirable Windermere, no problems renting at maximum price there. Also Metrowest is another option, tons of bank owned and ready and willing renters! Your question can be answered in many different ways. It really depends what you are looking for. Downtown Orlando is always a great area if you are a cash investor and are looking for quick long term rentals. Golf communities are another interesting area of investment, especially because, just like Downtown, prices have collapsed more than in other rental areas.
The single family home is always a good investment, but probably would rent a little more slowly and finally short term rentals offer good rewards but also more risk of having the property rented for less time than you need it to be and also the management fees in those properties are quite high.
I would pleased to give you any additional information you may require, to the best of my ability.
Now is a perfect time to invest in the Florida sunshine! Most areas of Central Florida are renting quite quickly right now.
It's a easier to answer your question by determining what type of tenant you are interested in.
There are short term rentals available such as the Davenport/4 Corners area. This is close to Disney. When rented on a regular basis by a good management company, you should be able to pay off the home quickly if taking a mortgage, or net a great deal of income from this type of property as the tenants pay quite a bit more than an average tenant to rent the home on a short term rental basis.
You also have a long term tenant situation. This type of tenant stays in the house much longer than a short term rental client. Typically lease terms are 7-12 months and are renewable.
Another type of client to keep your property rented is the college student in any of the college/university areas. There's constant turnover of students in this area, however, because of this constant influx of students, there's never a shortage of tenants in the area.
