Kate, You may just be looking to determine if you even want to purchase in your area at this time and there is Nothing Wrong with That so look. There is plenty of time, properties and agents.

When you do decide to choose an agent then perhaps these will help ....

If an agent is to busy to show you the home then thank-them for their time, congratulate them on doing so well and move on. Agents show properties, your motivation for buying is your business and getting financed is your responsibility when you do decide to buy.
You will save more money and avoid more stress by becoming informed FIRST.

Hi Kate: Ms Porsia is right. You can see the house today, if you like. The real issue is why are you looking at it? If you have not determined what you can afford and QUALIFY for in the way of a mortgage, you're just wasting your time. You may also be building unrealistic expectations and will then have to adjust downward, "coming back to earth.”

Finally, you need, very much, I’d say, to find an agent who understands you, your goals and the market. I say very much because your investment will be important to you, perhaps the largest single investment you ever make and you need good advice to make it, unless, of course, you've had tons of experience at it. I'd say that I doubt that you have, based on your rather abrupt desire to start out by seeing a property.

I am licensed and do business in both New Jersey and Pennsylvania.

Aside to Ms. Porsia: When you’re right, you’re right and I am happy to be the first to say so.

Hello Kate,

I'd like to give you some advice if you don't mind.

If you are seriously looking for a home, first step you need to take is to speak with a lender. It doesn't cost anything to speak to the lender or to get approved. With all of the recent mortgage changes, it is very hard to get a mortgage.

You should also hire a buyer agent who will look out for your best interests. If you do not know a reputable lender, your buyer agent can give you names of some great, reputable lenders who will help you.

If you get an approval, it doesn't mean that you have to buy a home either.

You shouldn't also just run out to meet an agent for the first time at a property. There are disclosure laws that need to be explained to you and when a Realtor just runs out to show someone a property, it means they are desperate for business and they do not care about your rights as a consumer.

There are many homes out there and will be there for you to view. Take the necessary steps so you don't wind up getting hurt at the end of the day.

I'd love to talk with you about your situation further.

I never just run out to show buyers homes. I always meet with buyers first to explain their consumer rights and to explain the entire process to them. It really is in a buyer's best interest to meet with a buyer agent first.
