SECTIONS......WHAT IS GOING ON IN THIS AREA...IT SEEMS THAT THERE IS ALOT OF HOMES FOR SALE IN THE R'S....................
Hi Lisa: I can understand your concern and thoughts on the different areas of Palm Coast. I can tell you what I tell all my customers: if you find a house that you really are considering, check with the local Sheriffs Department to find out what kind of activity has been going on in that area recently, and then talk to the neighbors doors to ask them how the neighborhood is. That's what I did 20 years ago when I moved here, and I still suggest it now.

You are right to ask questions regarding the neighborhood of a home that is of interest to you. However, you can ask the same question of 5 different people and receive 5 totally different answers based on their perceptions of that neighborhood. The person that truly matters is YOU! My recommendation would be to first view the home to find out if it meets your expectations. Next I would recommend that you do your homework . . . drive the street in the AM while your potential neighbors are leaving for work and school and walk the neighborhood in the early evening so that you can speak and meet as many people in the neighborhood as possible. These will be your neighbors and they are the best testament to that area. Yes, they will all have different perceptions but at least these perceptions will be based on their actual 'living' time in their community and not based on the hearsay of someone without a vested interest in the neighborhood. I am a Killingworth, CT transplant! I have been in real estate for five years and have seen many investors buy/build in the 'R' section and get caught in the downward cycle. They have been forced to rent the homes they built on spec and sometines renters are not the most careful of other peoples property. This being said, one of my customers who is a local doctor asked me to find a place for his mother-in-law and we found a lovely short sale in the 'R' section. There is also a new elementary school there and many young families have made their homes in the 'R' section.
As with any area you have good and bad neighbors. Is there a perfect area anywhere? I doubt it unless you want a gated, sedated area where you only have winter residents and then the area is desserted all spring and summer. The key to finding a desirable home is to put your trust in a Realtor who will listen to your needs. I hope this helps you. If you have further questions I am only a phone call or a mouse click away.

It is an older section (much older than most of Palm Coast), and as such has some properties that are in need of upgrading and/or repair. There are also some rental properties there that unfortunately house folks that do not care to maintain their domiciles up to normal standards, and who are likely transient, Section 8 renters.
Just an observation from someone who has owned properties in PC since 1989. Overall, it is still a great place to live and raise a family. If I were just starting out down here, however, I would check out the "W"'s, as there are some great values there in the $129,999 to 160,000 price range in the golf course area. It's quieter, with a slightly older demographic, IMO, and the prices are right in the ballpark of first time buyers or retirees on a limited income.
