Hi Getmehome,

It is fine to buy a property that is not listed on MLS, thats a marketing tool to expose a property extensively to the Buyers out there, and agents to find appropriate properties for their clients.
Be careful though, there are several disclosures, and a lot of documentation you should avail of. And inspection reports. If you have the knowledge about every step you need, and all the paperwork, go ahead. Otherwise work with a professional Realtor who can take you through the whole transaction. It has so many legal aspects, and this is probably your biggest purchase, and so proceed with caution and do things so that you are well covered and safe. Contact me if you need help doing so. Wishing you all the Best.
Be well and safe, regards,

Two examples: buy direct from sellers. Buy bulk from the bank. In either case you are exposed to fair amount of risk and lack of disclosures available to you.

There isn't anything special or better about homes listed in the MLS. The MLS is simply a tool for agents to use to expose their listing to many more potential buyers.
