Howimportant is a Realtors opinion of the home you as a buyer are looking to purchase?

I am curious as to how many buyers and sellers feel it is important that their Realtor also liek the home they are looking at. I feel it is very important becasue it reflects a raport and trust that has been established, however some people have argued differently with me.

Help the community by answering this question:


The highest goal of a good realtor should be to help the buyer locate a property that fulfills his/her needs, wants, and desires within a price range that is determined to be affordable by that buyer. Whether the realtor "likes" the house personally is not the point. If the property is the best fit available at the time for the buyer and within the parameters given the realtor by the buyer, then the goal has been met and all parties should be satisfied.

In home sales and purchases the Realtor is the Professional. As with any profession they can guide you and offer their professional opinion, but you ultimately make the decision on the purchase. A good Real Estate professional will suggest you do your due diligence in researching the property you are buying to make sure it meets all of your needs. Home Inspections, Appraisals, Surveys, Title searches are only a part of the research that should be done on a home. If you have concerns about schools you should call your local school board. Concerns about neighborhood safety call your local law enforcement agency. Concerns on what you can do or can not do with the property call your local Governing agencies. Your Realtor can assist in directing you as to where to go to research your questions. You should make sure you are thoroughly satifsied with all aspects of the home, property and community in which you are looking before purchasing. Faye Martin

Rapport and personal taste are two completely different things, Sean. While rapport and trust are important, I don't think it's important at all that you actually like their choice - all that's important is that you can advise whether the price is in line with comps and all the usual other due diligence items that you'd usually expect to be involved in. It would make you feel better perhaps if you all like it, but really, how likely is that every time?

We feel it's important to keep our feelings seperate from the the real estate transaction. There is a difference between offering an opinion of the property and pointing out targeted characteristics of the property that have been identified previously.

It is important to keep the process as subjective as possible by focusing on the buyer, collecting information, gathering impressions, and generating a clear vision of the customers needs. By throwing our personal opinion into the mix, we only serves to confuse the buyer.
