How would you rate Mayfield Ranch in Round Rock, TX?

Mayfield Ranch is located north of 1431 and just east of Sam Bass Rd. There's a lot of undeveloped land out there and who knows what the future holds. My work puts me at 360 and 2222. Currently I'm in Cedar Park (Cypress Creek area). I expect it would add 20 minutes to my commute.

I would rate Mayfield Ranch very high. I have sold in this area and have several buyers who have shown a high interest in this area, so I am very familiar with the homes. The builders are closing this area out and the prices on resale for this area are good. The commute into and out of Austin is not too terrible for all of the benefits of living in this area. You are just up the road from the Williamson County Regional Park, you are 7 miles from the outlet mall, approx. 8 miles from the the 183 A toll and I-35. The new Cedar Park Regional Hospital is just down the road and they are building new shopping and dining. There is currently a Super Target, a new Academy, Office Max and some great dining areas around the new Cinemark movie theatre. Chick-Fil-A will be open soon. You are only a few minutes from the Avery Ranch complex where there are some great eateries like Waterloo and Z Tejas to name a few. . The schools are wonderful. I taught school for 8 years in Round Rock before making the leap into Real Estate full time, and I am married to a Leander ISD educator so I can tell you from a first hand experience that the schools in both districts are wonderful. In Round Rock the elem. is Cactus Ranch (exemplary) and the middle school is the new Walsh Ranch Middle School which should be phenomenal (it opens this fall). The High School is currently Round Rock High School which is a great school as well. You can seehttp:// www.roundrockisd.org for ratings. Certain parts of Mayfield Ranch feed Leander ISD. They just had some incredible test scores come in from last year's state tests. The elem. school is the new Parkside Elem. which is expceted to be one of the most innovative schools in the area and the middle school is Wylie (opened last year) and the high school is Rouse which will open with Freshmen this year; seehttp:// www.leanderisd.org for more school info. Mayfiled Ranch has the benefit of not being a MUD. This means you will see a lower tax rate in Mayfield than in some areas. I think you should take a close look into this community. You will love the area and the neighborhood. It is a very active and caring community. The extra few minutes to your commute may just be well worth it. Of the options on that side of 1431, Mayfield and Vista Oaks are 2 of the best. That said, what's your budget and why do you feel you need to be this far out? I wouldn't expect your commute to change considerably. With Mopac extending to 45, and Parmer extending past 1431, the commute might not be to dissimilar to what you have today, having to go down 183, or even 620 to 2222. You do have a large number of options in better school districts that you should be considering, in my opinion. While you might not have any children, buying into the better locations for Exemplary elementary schools, and higher rated middle and high schools, will strongly impact your appreciation. As will locations close to population centers.
