How would you compare Seabrook Island versus Kiawah Island?

Hi Mary - Even though the islands are right next to each other they are very different. The best way I can think of to desribe them is that Kiawah has a large vacation demographic along with high-end meetings and events, President Bush was here just a few weeks ago. Where Seabrook has more locals living there and a smaller vacation scene with villa rentals, etc., no hotel or anything like that. Prices tend to be higher on Kiawah but right now not much of anything is selling on the beaches. Let me know if I can get you any more info. Thanks, Randall

Avoid Seabrook at this time. The club there is facing many fiscal issues and as a mandatory member, they are free to assess additional fees at any time. Also because of mandatory membership, you may have a harder time selling your property to other buyers who at the moment, have to pay a $12,000 fee when they purchase property.

FIRST ANSWER

Kiawah and Seabrook share a number of similarities, but they are very different at the same time. Seabrook is about half the size of Kiawah, therefore the number of amenities on Seabrook are roughly half of Kiawah. Both are gated communities and both islands offer golf, tennis, pools and a beach. Kiawah has The Sanctuary and is considered more of a Resort, while Seabrook is thought to be more of a community and less hectic or congested with visitors. Kiawah has The Kiawah Island Club, a private club one can choose to join. Once one purchases property on Seabrook, one has to join the club in some capacity. Seabrook has an Equestrian Center, Kiawah does not. People typically prefer one Island over the other, but the individual has to make that decision after experiencing both Islands. Generally speaking, Real Estate is much more expensive on Kiawah compared to Seabrook.
