My wife and I will be in Las Vegas the 2nd of July thru the weekend. We are interested in buying a 2 bedroom condo with a garage. We have been preapproved for $65,000. I have done research on realtor.com to find available properties. I would just like to make sure we are looking in a preferable area.

Your first step is to find an experienced Realtor who will take the time to show you the different areas and provide you with the information you need to make a choice based on your preferences of location and individual property amenities.

There are many wonderful areas of town to choose from. It will depend on what you are looking for in your property, such as proximity to the Strip, shopping, bus line, hiking, Lake Mead, airport.
That is why it is important to contact an agent so that they can do a needs and wants session with you, as is traditional in a Buyer Consultation.
There is also the price to consider. What type of payment are you comfortable with? Have you spoken to a lender? Are you approved for a loan or will you be paying cash? Price, needs and wants will dictate where you will want to look.
2 great areas with low price per sq ft are the NW and North Las Vegas. You will find homes as low as $70 sq ft or even lower! These homes are usually much newer and larger for a lower price than you will find anywhere else in town. This is since the building boom brought out many first time investors looking to "flip" and when the market turned, these novices were unfortunately stuck with homes that were worth less than they paid and then ended up in foreclosure.

First off great picture of you and the little one. I have two kids myself 8 and 3 and they are the best part of life. Preferable areas are going to easy to find with a good inventory of proerties to choose from. I have lived here for 28 years and know the town very well.

This valley is so wonderful that you won't have a hard time finding an area that you like.. It depends on things that are important to you. Do you want to be close to a transportation bus area? close to certain activities that involve the outdoors examples hiking, biking, etc.? Do you want to be within walking distance to shops?
I will tell you that what you are looking for as far as a condo with garage is one of the most desirable properties right now.
I just closed a 2 bedroom 2 bathroom condo located in the Desert Shores area and the sellers are very happy the deal was successful..
I'm not sure if you're familiar with short sales but many condos in your price range in the SW are short sales. If you'd like more information and details of how short sales work I 'd be happy to explain.
There are several nice areas of town that you can find a condo in that price range. What are your other preferences? You can view community profiles on my site about the more popular condo communities in Las Vegas and Henderson. Some are located near/on a golf course, shopping, etc. Realtor.com may not have the most current properties for sale (just an FYI). If you would like me to do a more current search, just let me know.
