How willing are sellers to subdivide property into more affordable parcels?

We have been looking in Rabun County extensively the past year but have yet to find a lot in the 2-5 acre range that meets all of our criteria. Some of the larger tracts seem desirable (25 acres); however, we cannot afford to purchase that much land. Are sellers willing to subdivide property and how easy is it to do in Rabun County? Some of the land we like (but cannot afford to buy all of it) are the larger acreage properties that are likely zoned for farm/agricultural use.

FIRST ANSWER

I have a home in Lakemont, the Lake Rabun community, and am very familiar with the county, Modernist. If you would be willing to share your criteria for a property search, I may be able to help you find what you are seeking. As far as splitting up tracts, it normally depends on the seller. In some cases, development covenants may prohibit subdividing property. Regardless of what you decide, Good Luck!
