How will Surprise ever sell all it's homes?

I would love to move to Surprise from Scottsdale (where I feel like I'll never be able to afford a really nice home). The low prices on the lovely new homes are amazing - I especially love Marley Park, a similar home in North Scottsdale would be 600K. My concern is that it looks like the entire town is for sale!!! I'm afraid the entire town could collapse without the property tax revenue. Can anyone give me any feedback to calm my fears? I'm tired of living in a Scottsdale junk house!

The City of Surprise is actually doing a great job. To help with revenue they just made it a requirement for investors to purhcase a business license if they have rentals. This business license is $100.00 per year. Plus Spring Training brings in lots of revenue to the City as well. I don't know if you are aware, but they are building a large scale shopping mall, car dealerships, and lots of development along the 303. This will generate lots of revenue for the City as well. Marley Park is a very nice subdivision. I feel it has been the hardest hit subdivion as well. This subdivision was one of the highest priced in Surprise during the 2005 era. I think if you look at dollar for dollar this subdivision is one of the best to buy in right now. These homes will make a comeback because the developer did a nice job of creating Marley Park and it is an attractive place to live.

The City of Surprise will continue to grow over the next 7-10 years and it will be the place everyone wants to move to.

Hi Lauren,

If you were to become a home buyer now in Surprise, you will be competing against thousands of other home buyers, creating bidding scenarios and causing the sale prices to increase over the listed price. It may be a good idea to wait a few months before buying. In fact, I advise all of my buyer clients to consider waiting to buy a home, not because of the abundance of other home buyers but because of a possible round 2 of foreclosures that may occur in the near future.

Lauren, last time I checked one out of every three homes currently is under contract (Pending) in Surprise. Buyers are experiencing multiple offers (between 2 and 28) on the remaining homes. People from all over the world and the U.S. are buying in Surprise because the homes are undervalued.

When the foreclosures and pre-foreclosure (short sales) slow down or stop in Surprise, a normal market will return. It is a simple factor of Supply vs. Demand. In my personal opinion all of the smart people are buying now while the homes are undervalued. It may even bee too late to get some of the best deals or the best deals maybe yet to come. The only thing we know for sure is TODAY (Great Homes, Great Community, Undervalued Homes, Low Interest Rates).

Like I said previously you can't compare Scottsdale (world class city) to Surprise (up and coming city). Hire a buyer's agent (are services are usually free of charge) find out the REAL MARKET CONDITIONS. Get educated and buy only if it makes sense to you.

Lauren,

The horizon is bright for Surprise. Recently, an independent firm analyzing Cities across the US forecast Surprise as the best city for business development in the US.

This area will recover and the way inventory is selling right now it may be sooner than later.

I have viewed many homes in that area and the quality of construction will vary from community to community.

There is a great deal of difference between what Scottsdale offers versus what Surprise offers though so understand that each part of the valley will provide different amenities.
