I'm buying a property from a real estate agent who bought it from a trustee sale. Because he never lived there before, he's putting an addendum to exempt himself from knowing anything about the house. I already had the house inspection done but how can I find out more about the past history of the property such as criminal activities?

You need to definately contact the police departments. And, I would knock on the neighbor's doors and ask them what has gone on in the house. Most neighbors know what their neighbors are up to so, this would be a great start.
I would also have your agent pull a copy of the chain of title to see how many people have lived in the house as well.
It is not unusual for someone to buy a property at a trustee's sale and since they never lived there, it is fair to have an addendum put on that he really does not know much about the property. How can he disclose information that he does not know since he never lived there?

The agent representing you in the transaction should be able to help you with this. Diana gave good advice in checking with the local police department and neighbors. If anything stage happened at the home the neighbors would definitely know, and it never hurts to introduce yourself to the people you are going to be living next to! Good luck with your purchase!

I always suggest that my clients check with the police department regarding the neighborhood crime, since any problems should be public record I would suggest you start there. You also might want to also check with the neighbors usually you will find them very helpful. You can have your agent pull the chain of title to know how many other owners there where and how long they lived in the home.
