Dear Cheryl,

I am happy that you are asking about getting approved for a loan before asking about some house that you may or may not qualify for. Wish more people would do that!

But before you apply to a lender, you may want to consider your options. As a Realtor with 33 years experience closing all kinds of loans, I can tll you that a VA loan is not always the best kind to get. Perhaps you are thinking you want it because there is "no down payment". Many people do that because they haven't saved up any money to buy a house. But you will still have to have cash for the VA funding fees, and other closing costs. Many of my past customers have found it better to get an FHA loan for their first house, and then save their VA for use later when they buy a more expensive house.

I have the experience as well of using MY VA loan eligibility. I am a retired Lt. Col. from the Air Force, so I've been through what you are going through. What I suggest you do is consult with a Realtor first who knows what they are talking about, and then with a good loan officer who knows how to get you all three types of loans. (NOT somebody who only does one type.) You can then compare your options and see how the numbers look before deciding what would be best for you. (We don't all fit into the same mold.)

You also need to forecast how long you would keep this first loan, and THAT factor alone may make your decision for you. Look at the interest rates. Look at the closing costs. See if you have to have any cash reserves. Don't just jump into a VA loan because you were in the military. It is good for some people, but may not be YOUR best option. (Some real estate agents don't know much about financing. Pick one hwo does.)

Feel free to email me directly if you have any specific questions. And if you want a suggestion for a loan officer to talk to, I've got that, too.

Best of luck to you! And if you want to stay on the south side of Fort Worth, I would love to show you some houses there.

Well, Cheryl, ...even though you wrote in 4 months ago, it looks like people are still responding to your question. However, I am not sure why someone would send you a link to a mortgage company that only serves the CA and AZ area, when we are in Texas!

I just wanted to follow up with you to see if you had gotten your loan and purchased a house yet? If you have, congratulations! If not, please call me, and I would be happy to help you.

Not all Veterans would find a VA loan to be their best option. It works for some people, but not for everyone. Contact me for more details.

We've got some great houses on the market right now. Let me know if any of your friends are looking for a house!

Have a great weekend!
