How to buy in Rhodes Ranch?

My son is a first-time home buyer. He lives in LV, has a very good salary, good credit and the same employer for almost 2 years. He wants to buy in Rhodes Ranch because it is close to his work, he perceives it as being safe (gated) and he has not seen other areas that he likes as well. I live in Oregon, and have looked at several real estate websites but rarely see homes in RR. I will gladly come to LV to help him select a home. Are there brokers who specialize in this area?

I like Rhodes Ranch also. I have a new listing that is just west of that area. I would be happy to set up,a personal search page for you. It is a great tool. All I need is your criteria. I will set it up and send you and your son a link. Another service that I provide is Video of potential properties. My partner who is a full time Realtor loves to do video walk throughs of homes. Photos are great but sometimes you just can't get a good perspective of the home and the floor plan. This would be great for you to be able to look at potential homes long distance. Yes there are homes available although they are going fast (usually only on the market a week or so if priced correctly).

You will need your financing lined up ahead of time so if you find a property you like you can move on it immediately. Will this be a cash deal or will you require financing? If this is a cash deal we will need the Proof of Funds in hand so we can submit it with the offer and show the listing agent and seller we are capable of buying the home. If this is a finance deal we will need to get your preapproved. I have lenders that can help you with this should you need them. Once you pick a loan officer have them supply you with a preapproval letter. We will submit this to the seller along with our offer to show them you are ready and able to get a loan for the home. We can not submit any offers without one of these 2 documents.

Secondly, while you are getting approved or getting the POF (proof of funds) we can start sending you homes that match your search criteria. This will give you an idea of what type of homes are available at what price range and you will also be able to get a feel how long these properties are staying on the market. This way once you get your documents in order you will have a good feel for the market and be ready to make your move. Get the home inspected. My inspectors check and test everything in and around the home. We will walk through the home with him to point out any areas of concern or that need attention. We will educate him on any special features and check installed items with the Consumer Product Safety Commission recall list for your safety.

Thanks to all the fast answers -- it is very helpful. Another question: Although my son lives in Las Vegas, his bank is in Oregon (it is with a credit union) and does not have a Las Vegas bank. So when it comes time to see a lender, should he think about applying at his credit union (which he could not do in person) , or should he consider other lenders?

Don't give out your credit information till you shop lenders that ofer the best rate, and make sure they can lock the rate they quote you. You might be better off connecting with a Las Vegas Bank to make the transaction easier. Lots of paperwork with all transactions Matt D'Ercole is my agent 702-501-0973.

Hi Carla,

Rhodes Ranch is Guard Gated, is a desireable location and offers fine amenities. There are 34 houses on the market. 31 of the 34 are under contract with Buyers.

Below is a link to a sampling of 4 houses in Rhodes Ranch which are either available or under contract with Buyers.

If your son is patient, and he has an Agent watching the listings as they come online - or back on the market - he should become a homeowner this year.

Compared to the same period one year ago, the median sales price increased 29.4%, or $34,800, and the number of sales decreased 46.3%. Average price per square foot for homes in 89113 was $91, an increase of 15.2% compared to the same period last year. There are currently 113 resale and new homes in ZIP code 89113 on Trulia, including 284 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. There are homes available to buy, but you need an agent that can help you out locate exactly what he needs, wants, and afford. I would be happy to help you out. he can call any realtors - myself included who will help him buy in Rhodes Ranch. There are resale homes there as well as new homes. FYI - some of the lots in RR are quite small so there isn't much backyard.
