i would contact offices that sell real estate in that specific area and particularly an agent who lists and sells in Tolleson.
Perhaps the agent who sold you the home or the one who represented you, unless of course it was new construction.
With 1st time buyer tax incentives extended and eventual downfall of mortgage lending (very difficult to qualify and getting worse) I would not put off trying to sell it.

Tolleson actually has very limited amount of supply right now, so you should have no problems selling your home if you price it where it needs to be priced. We are coming into the worst selling season of the year, but I would expect to be able to sell your home within 60 days at most. The market has improved in the past 5 months in Tolleson. There continues to be about a 70 to 80 day supply of active homes for sale in Tolleson. This is much improved from as recently as March when there was an over 200 day supply in Tolleson.
Home prices in Tolleson are currently averaging $53.26 per square foot. Your house may be worth more due to the recent age and size of the lot and other features.
