That is pretty common these days. But I would still close at a Title company and do a title search and get title insurance.

There are different types of Warranty Deeds and each warrants different things. I agree with the answers below...always protect yourself with a title search and title insurance. If you are buying real estate in Ohio, I would be more than happy to recommend a title agency here. I worked in that industry for years and could recommend a company that will hold your hand as much as you feel you need it!

I totally agree withDan Novotny. Always pay for the services of a title company. Title insurance is highty recommended in this market.
